A clean, well-run villa sitting about 10 minutes on foot from the Ancient Town, close enough to the Night Market to be convenient but far enough to feel like you have your own space. Rooms are properly maintained, the AC actually works, and the showers have real pressure (a bigger deal than it sounds in budget accommodation). Staff members Vinh and Thu get name-checked repeatedly in reviews, which tells you something about how the place operates.
Free bicycles are on offer, though at least one guest flagged them as less than roadworthy (riding any bike in Hoi An traffic is its own adventure, so factor that in accordingly). The front desk handles taxi bookings for day trips and airport runs without fuss.
The location has a trade-off worth knowing before you book: being near the Night Market means bar noise from the street can run until 3am on weekends. If you are a light sleeper or traveling with young kids who need early nights, that is a real consideration rather than a minor footnote.
