A simple, clean homestay sitting just outside the tourist zone – about 500 meters from the Old Town on a quiet alley that doesn’t have tour groups tramping past at 7am. Rooms have air conditioning, hot water, and beds that do the job. Thanh, the host, is the main reason people come back: she gives you actual local advice on where to eat and flags the scams worth knowing about.
Bicycle and motorbike rentals are available on-site, which matters more than it sounds when you want to get to An Bang Beach without negotiating with a stranger. They’ll also help sort transport to and from Da Nang. For the price, you’re getting more help navigating Hoi An than most mid-range hotels bother to offer.
That said, a couple of reviews describe some seriously bad experiences – an unannounced cleaner walking into a room, accusations of theft, and pushy tour-selling. These are minority accounts but they’re specific enough to flag. Go in with reasonable expectations for a budget homestay, not a boutique hotel.
