A riverside villa sitting outside the old town, which is exactly the point. The pool faces the water, the grounds are green and quiet, and the natural wood interiors give it a calm, rustic feel that most places in Hoi An are trying and failing to fake.
It’s about a 10-minute Grab ride to the old town for roughly 30,000-70,000 VND each way – cheap enough that the distance stops being a problem after the first trip. Staff get consistently good marks for being helpful and easy to deal with.
Room quality is uneven, and that’s the honest version of what reviewers are saying. Some rooms are clean, fresh, and exactly what the photos suggest. Others have had real issues with mold, humidity, and maintenance. Request a pool-facing room on an upper floor and you’ll likely be fine.
